Kenyan citizens are set to benefit from President William Ruto’s visionary housing program, which aims to provide affordable homes to the masses. Under this initiative, Kenyans can acquire low-cost homes with prices ranging from Sh840,000 to Sh5.76 million. The program’s objective is to construct a remarkable 250,000 housing units each year.

A significant policy shift has been introduced, categorizing the homes into social, affordable, and market units. This change also paves the way for individuals earning over Sh150,000 per month to participate in the State-funded housing scheme, broadening the program’s accessibility.

Social housing developments are tailored to offer one-, two-, and three-room houses, primarily targeted at slum dwellers and individuals in urgent need of housing solutions. These units are priced modestly to ensure affordability.

The affordable housing segment comprises studios (bedsitters), two- and three-bedroom apartments, providing quality housing options for individuals and families seeking affordable yet comfortable homes.

Market-driven developments offer two- and three-bedroom houses designed to meet the expectations of those seeking more spacious and upscale housing options.

Affordable housing units constitute half of the total homes to be built under this program, with market-rate apartments making up 30 percent. The remaining 20 percent will be allocated to social housing units.

Pricing is based on square meter measurements, with social housing units priced at Sh42,000 per square meter. Affordable housing apartments are valued at Sh48,000 per square meter, and market-rate houses are priced at Sh72,000 per square meter.

Homes will be sold under a tenant purchase scheme (TPS), with buyers required to make an initial 10 percent deposit. The remaining amount can be settled through monthly payments over 30 years, effectively turning them into homeowners.

For example, a 20 square meter room will cost Sh840,000, with the beneficiary paying a 10 percent deposit and clearing the balance with monthly payments of Sh3,200 over 30 years. The program caters to various housing needs and income levels, making homeownership attainable for a broader section of the population.

Applicants will be required to apply, and housing allocation is based on a first-come, first-served basis. Those who make the initial deposit earlier will be given preference in securing their homes.

President Ruto’s affordable housing program represents a significant step toward addressing Kenya’s housing crisis.
